Newquay Station Quarter

The Newquay Station Quarter reshapes an underused site into a connected piece of town. Set between rail, centre, and coast, it introduces a clear structure of streets, blocks and public spaces. New homes and civic uses frame movement and everyday life, creating a balanced neighbourhood and a simple, confident gateway into Newquay.

Working with Cornwall Council, the brief was to transform a fragmented brownfield site into a mixed‑use neighbourhood with homes, workspaces, and improved public transport facilities. The scheme needed to support around 400+ homes, create a clear gateway from the station, and deliver an integrated masterplan that reflects local character while meeting policy and long‑term viability.

The Brief

The masterplan brings the Station Quarter back into the life of the town. A clear network of streets and spaces reconnects the station to the centre, the beaches and the wider community, making movement simple and legible.

Our Response

New homes are arranged in modest blocks that follow the grain of surrounding streets. Ground floors support small businesses and civic uses, helping everyday activity spill into the public realm. A new station square and mobility hub anchor the scheme, balancing arrival, exchange, and daily use.

Existing assets are reused where possible, including the integration of civic functions such as the police station, while new buildings draw gently on the site’s railway past. Lower building heights and careful massing respond to the coastal skyline, allowing the Quarter to sit naturally within Newquay’s character.
